If you think your home or business is in need of a roof replacement, or want to understand the life expectancy of your roof, call us for a free inspection.
What is a Roof Replacement?
A full roof replacement involves the removal of the existing roof system down to the deck, cleaning the surface of all debris, and then preparing and reinstalling a full new roof system. In addition to the material used to build up the foundation of the roof, you can expect an inspection to determine if any of the following are required:
- New attic ventilation systems
- Replacement of all flashings
- Removal of swamp coolers
- Chimney capping
- Replacement of roof decking
While the replacement of the roof decking may be necessary in cases of extremely old or rotting plywood, this typically does not need to take place or is only needed in select areas.
Signs That Your Roof Needs to be Replaced
Sometimes it can be difficult to tell when the life of your roof is nearing its end. Ultimately, if the integrity of your roof is compromised, repairs are often not enough to fix the problem. A few signs that indicate a replacement is in order include:
- Leaks or drafts
- Worn out or missing roof cover materials
- High Utility Bills
- The presence of rot or mold
- Roof Sagging or wavy decking
- Moss on your roof
- Mildew smell or black mold
- Staining of drywall at the walls or ceilings
If you have any of the issues above, you may need a roof replacement. Contact us for a free inspection of your roof so you can determine the best direction for the health and safety of your home or business.
What to Expect
We’ll start with a roof inspection to assess the life and the condition of the roof. This evaluation will also allow us to confirm the dimensions of your roof, the number of layers, and related factors that can impact a roof replacement.
Following the inspection, we will send you a proposal that details what the job will include to get you on your way to a new roof. After the proposal is accepted, we can review material options with you and get you on the schedule to begin work on your roof.
Materials will be delivered to your home in advance of your installation and will typically be stored on the roof itself. Once the job begins you can expect the old layers to be torn off and then roofing surface prepped and waterproofed for the new layers. This process is typically completed within 3-5 business days depending on the roof.
After the roof is complete, we will do a final walk-through with you to make sure you are satisfied with the job and the cleanup around your home or business.
How Much Does a New Roof Cost?
Every job is a little bit different and the cost of a new roof is determined by the size, pitch, damage to existing decking, and a number of related factors. All of these variables affect the amount of labor and materials required to effectively replace or install a new roof.
This is why it’s important to take advantage of our free estimating process to have a qualified roofing expert assess your roof and break down the cost for you. If you are interested in a roof inspection or proposal for a roof replacement give us a call at 801-410-7905 or fill out our contact form.
